For me in CA, I typically do 50 dollars per door for CAPX (monthly) and then I mirror that and do an additional 50 dollars per door for repairs (monthly).

If it would support being a living area (dry all year round, decent height ceilings) maybe make it into a TV room or a 2nd living room with some faux stone, apartment carpet and 2nd hand mirrors from over old dressers.

You can expect to pay $10k per bath including tile, vanity, counter top, mirror, faucet, hot mop for shower (or tub if its a tub shower), shower plumbing fixtures, glass enclosure.Roof: $12,000 - Probably about right.Siding: $10,000 - Seems light to me and siding needs to be painted once installed.Paint: $9,000 - This is low considering you will have exterior paint as well.

Take a look in the mirror if you want to see who that person is.I you paid over Property Value, and you have a 5 year balloon, then you better hope the property appreciates, and the added value from the rehab, increases in 5 years to a new value where 80% (or whatever loan % of the PV you can refi at then) will cover the balloon payment...because that's what you will be trying to refi at that time.Paying over the PV isn't a problem.
