I had a similar experience went to a 3 day event of a pretty pricey mastermind group.. lots of top players in our industry are members .. price was 25k a year and for some of the folks there that I knew personally and a few I funded their first deals the networking for them was very valuable.. for me other than figuring out the new marketing methods people use  there was nothing really new that has not been done before 100's of times .

There are 4 or 5 BIG players buying up Ma and Pa campgrounds and doing major upgrades and charging premium prices . 

I'm quite familiar with most of the PM's/players in Detroit and can give you the good, bad, and ugly.

The original 2 players are Jack Bosch and Land Academy.

For the right player, in the right deal, I found this as an attractive alternative.

Mike its also why many of the bigger TK players have opened up multiple markets.. so they can keep up with demand. 

I used to have out of state investments myself and relying on just realtors and property managers in a market and not being a big player there is not necessarily a great position to be in.

Things are unticking currently, in part due to a lot of weaker players getting out, including "rental arbitragers" (full disclosure I have 21 rental arbitrage in my portfolio but I don't advocate the model). 

All investors need to get to know their market and the players in that market.

There are two major gas players (parkers and enmarket) both within 2 blocks.
