However, I've always thought of the state of Iowa as home first and the investment potential second. 

Okay, I have some thoughts that somewhat depend on what your goals are but this is probably how I would structure it: There is two road blocks that I am running into when I am thinking about everything that you want to do: First, there are loan products for everything that you want to do but they are always going to want to be in first position.

I suspect the stock market and or building then selling a bizzness created a big majority of millionare wealth and or just high paying jobs and save your money :)

They shared their life story, that they never thought that they'd be able to buy a home, didn't know how home buying worked....and the landlord/seller took a chance on them.

Just for fun my bookkeeper makes $50/hour which is 2.5X what the going rate for other jobs is in my area.

@Sam Hudacek - I always say I dont "recommend" any handymen because none of seem to stay consistent over time, but happy to give you a few numbers of guys we have used that do a decent job.

But it is a job and mental drain/distraction- there's always something.With all of that said I'm trying to formulate an exit strategy.
