With replacement cost coverage, keep in mind that this is not correct in the eyes of the insurance company as you should be footing your portion of the repair cost as agreed upon in the contract, but some people look at it as "What momma dont know wont hurt her."

Thx Upen...I told them I am actively seeking employment in st louis...I just go here multiple times throughout the week...I know I am relocating there. ..much of my "surrogate" family is there...I stay on the highway...and I'm waiting for our satelite office to have an opening...thank you for your honesty

And then I would check the county surrogate's office to see if the estate has been probated. if there is zero equity and the estate has not been probated then this will likely be a waste of your time as The Heirs have no incentive whatsoever to probate an estate where they're going to receive nothing but a headache.

I also asked if we can trap Momma Racoon and will that force the babies to leave and he said probably not.I've also done some research online and found that the babies usually leave the nest around 8-9 weeks old.
