Holding the property for at least one year means that you will straddle two income tax periods and give you two income tax returns listing rental income, expenses and depreciation, all of which help to provide you with a solid argument that you did have the intent to hold the property for rental, investment or use in your trade or business.

I don't really think they are very popular because you do straddle the ethical line on disclosure and having your clients best interest in mind.

FWIW, I expect to straddle MA and ME for 6-12 months as an ice cold start in Maine will no doubt be slow. 

The property will remain in seller's name until you pay it off in Jan.Just curious how straddling the calendar year helps one's tax position as a purchaser?  

There's a brick fence on the front property line that also partially straddles the boundary with a neighbor who confirmed with me that they didn't think it was a big deal.

This is in Texas, in a neighborhood of over 400 people which straddles the county line of 2 counties.
