I assume a higher upfront cost as far as land purchase and the actual build but you would have a brand new house, instant equity and hopefully maintenance free for quite a while.

Even trusting a brand new GC who's licensed/"qualified" is a risk from out of state, let alone out of country.

Being a brand new unit you have rehabbed you might have to get her out rather than potentially ruin the whole unit by an act of her negligence.
