Thoughts if this property flip Scope of work is too low
I'm looking to pitch this to an investor who wants to flip this house in Nashville, TN. Below is my estimated scope of work and timeline. Any experienced flippers or investors opinion's would be greatly appreciated.

Reasonable budget for a cosmetic only renovation of that size. You will probably run into some issues and need to budget for that.
You budgeted 5k for unforeseen expenses on a 4000sft home. I'm 2 weeks into a 1400sft renovation and I'm already 6k in unforeseen expenses.
