@Manesh Hardeo I've talked to a couple folks in more depressed markets like Dayton, O. that can pull it off...it's a questionable strategy at best...guys like Michael Quarrels made this popular, but as a broker, its unscrupulous (in my opinion anyway).

I guarantee there will be quarrels to say the least and not to mention non-payment of rent.You have to be able to manage from your head and not your heart.If you are able to help with their apartment search, then, do so.

Lover's quarrel.  

I initially said I wouldn’t get involved in their quarrels, but it turned into each of them calling me multiple times a day for a week.

in my experience, allowing pets is a non-negotiable, and major perks are biweekly housekeeping (build it into the rent), and in-unit laundry. if you choose to go RBTR, here are some tips for THAT:- designated kitchen cabinets- designated storage space in the bathroom- designated laundry days- designated space in the fridge- 'quiet hours'- overnight guest policy (none)- designated parking spots- single occupancy per room...basically all to get ahead of the quarrels between guests!

.- consider baking into the rest biweekly housekeeping, so that you know that the property is being kept up with (prevents pest issues), and you won't have to deal with any quarrels over who's cleaning the common areas more than who.- always have the parents co-sign the lease.- make a manual for them. what would your own kids be calling you about when they first move out on their own?

We don't wanna deal with hearing couples fighting (lovers' quarrel etc) while studying, etc.Aren't we entitled to limit sharing out kitchen and bathroom with the same sex/gender?
