@Timothy Frazier I wouldn't use the word bad because if that is the route needed to acquire a piece of property then mission accomplished however you are stacking the deck against yourself with this approach.  

I definitely wouldn't sign a purchase agreement before seeing the property.

I have clients who have purchased multi family in Las Vegas and had great success over the years.

Does the LLC legally own the property that was purchased? 

I didn’t want to be waiting days for them to get back to me about edits to the purchase agreement.

This sounds like a home run and a great first purchase!!

It really depends on your bigger picture and also what you are hoping to accomplish in the future.

With this being your first purchase, you may want to consider a property that's not being sold at auction.
