Also, not sure if you are aware of what is going on with LIBOR but major institutions will be issuing new floating liabilities in SOFR rather than LIBOR in the near future.

We're getting a floating Freddie Mac 10 year term, 30 year amortization, 75% LTV, 248 bps spread over the 30 day SOFR, right now around a 2.58%, 5 years interest only, 1% prepayment after 12 months.
