Hello Everyone,I am considering leaving a gift or a couple items for new tenants upon move-in as a gesture of appreciation and goodwill.

A one-time goodwill gesture won't break the bank but could the relationship start moving downhill?

Seems to go a long way and both were very appreciative of the gesture.

The tenant will appreciate your kind gesture and there will be no fighting with the family because you are not forcing them to pay anything beyond the last day they have belongings there.

@Matt Moylan That gesture will be highly appreciated, I saw you sent me a message, but for some reason I am not able to access my inbox because of some technical issue.

I also sent them a $20 gift card, with the letter, as a nice gesture to hopefully ease any fears they may have about me as the new landlord of their home.

I know a family renting my house doesn't generally have a lot of extra money during the Christmas season and that gesture has seemed to go a long way.  

I have a maintenance person NOW who does that and so I might use HIM for this, with a gesture stipend for being on call 24/7 and use HER for leasing (vs. my wife, because she REALLY wants to be done she's just having trouble letting it go).
