I'm pretty sure I've explained before why Detroit PM's are so terrible (spoiler: low rents and unique challenges = 2x or more the work of most markets for the same revenue).

Give me a call because I actually know an investor doing a special "follow me around for a few flips" kind of training that will be hands on and is VERY affordable (spoiler alert...less than $300) but it's not going to be available for too much longer, only a couple of seats left.  

Spoiler alert:  I make A LOT more money on my multis because of economies of scale.

It won't be spot-on, and I wouldn't bid the job using the number or apply for a loan using the number - but I would and routinely do use it to determine whether or not a given wholesaler's deal is worth investigating further (spoiler alert: it's usually not).As I said in my first post, you'll need to update the numbers since it's been a few years since the book was published, and labor & material prices haven't really rebounded since Harvey.

I typically type these guides up myself but wanted to see if the New Chat AI could produce.... spoiler alert, it can. 

Being that I go to RPI, I have a lot of connections within Greek Life and the overall student body and could probably be helpful in figuring out what students need and what students can afford (spoiler: not that much!)
