Quick Question:  Do you all allow grills at your SFR rentals? 

Adding some artwork to help give the place more character - $100-200 on Etsy or Society6 can get you some really unique prints that will help your apartments show well in listing pics and really set them apart from the competition.If you have the space outdoors, the quickest and easiest amenities to add are a fire pit and BBQ grill (or maybe a patio as well, if you're so inclined). 

A George Foreman grill a family pack of chicken breast and frozen vegetables go a long way. it has to become a priority that you are willing to forgo convienances for.

My fear now is that by posting it on Airbnb I put it out for the world and I believe technically it can’t be rented separately but zoning said they would just tell her I have a permit pulled or it was just people who are renting my other place on the same lot so basically really no way to prove it.I was thinking instead of a kitchen is just rent it out 3-4 months a year with an outdoor flattop grill on the patio a nice seating area and maybe an outdoor sink.

Just had one complain that they couldn't get the grill going ( a brand new Webber).

Gas grill where you supply the propane at $40 a month.

The guests insist no one smokes but they did grill.

You may want to make rules about grilling/noise/late hours/fires just to reign in any misuse of the space.
