I continue to use many of these marketing techniques and thanks to Blair have even more "tools" in my swiss army knife rather than just being a "cash-buyer" I am able to confidently close deals using many forms of creative financing. 

Chris L- I have a son in law that did the same thing, only in the Army.

I had to revamp my whole approach.The second time I gave some "secrets" to an investor/agent in another state on the east coast and the old Indian proverb that one and one equals eleven proved true, my technique migrated from person to person and finally returned to my market area.

I always thought of gurus as mystics from middle eastern or Indian culture.

I soon found BP, and now about to transition out of the Army where my wife and I will purchase our first buy and hold multi family investment property!!

@Brandon Luke   Like to think I invented No is OK but I did not.. it was one of those lines I picked up in a sales meeting 35 years ago.. when we would all round table and brain storm on technique and what worked for what people.And the one who taught me that approach was a retired Army officer who I worked with.It is hands down the best line I have ever been taught or ever used..

Once I am discharged from the Army, I plan to direct market immediately.
