That area is defintely a great rental area, you'll see a lot of grad/young professionals priced out of downtown, but its still going to be tough to meaningfully cashflow.

If they are real players and your active you will run into them down the road and have another shot.I keep a 3x5 card index of buyer list rejects that I follow up on in the future and many times turn them into bird dogs or re-spark their investing bug. if they are not currently active investors.

But, lately the spark hasnt been there. actually been looking at starting a business online. thats why i was checking to see what everyone else is into.

No way to tell if that median valued property actually gets at least the median rent ... so not really meaningful to toss around statistics like that."
