I just got over 300 leads on www.listsource.com Now I'm trying to decide what to use (postcards, yellow letters, etc) to contact the sellers.

Does anyone have any insight as to what I might include on my postcard?

Post cards, and letters do work but I am looking for a different approach than other real estate investors and brokers to lure in new prospects.

I'm a huge fan of not doing the same thing everyone else does and I've been holding on to a couple of direct mail postcards along the same lines as what you're doing with the bandit signs...I think I'm going to do a 3 month split test to see how they work.

I feel like they cahrge a premium for postcards and was hoping to cut my marketing costs a little bit!

Hi Clay,Regarding people offering seller financing, they're usually investors who want way too much the property.Some ideas:One, buy a list through list source or Melissa data, houses bought at the top of the market, 2006 to 2008, and get postcards out to them.

Also, I received 9 postcards back.

Sending out a few thousands post cards is a great way to get started.

All it takes is the seller being in the right frame of mind, and opening up your mail piece or viewing your post card and seeing a solution to their problems.

NOW I can prepare postcards to mail!
