Direct mailing to an owner financing audience

Hey guys!

I am looking to direct mail my market but will be making my flyer with a concentration on finding people who would be willing to sell me their property using owner financing. Does anyone have any insight as to what I might include on my postcard? A good way of explaining exactly what owner financing is or would consist of, short enough to fit on a flyer? Any bit of advice, tips, templates, etc. would be greatly appreciated!
