Christopher,I would recommend a warm off white or light beige for everything, with maybe 2 accent walls in the whole place in a fashionable color.  

I am kind of a old-fashioned guy who is using Excel to do all the calculation and book-keeping, I think it's time to try something new.

Postlets, Craigslist, and a good old fashion sign in the yard.  

Another thing I would be concerned about is renting the 5 apartments in a timely fashion.  

Just to add....the security deposit isn't identified as his or hers, so for you to split in any fashion, even if you wanted to, is a recipe for you to be taken into court by one, the other or both. 

We are closing on our second SFH investment in 1 month, so just also taking notes for things that I might not have thought to spell out in the lease - such as taking down holiday decorations in a timely fashion.

It appears to me that she failed to maintain premises as well as failed to advise you of leak in a timely fashion.  

I did this all the time with people relocating and renting sight-unseen from other states/countries.Or do it the old fashioned way with a fax.  

This may sound old fashioned to you, but I don’t meet a lady without someone with me if they are alone and for that matter it not likely for me to go on an appointment of any kind without my wife or one of my children with m. 

I'd assume the same would be true, if they had an action filed against them - that they settled in some fashion.
