We saw one that had been 'legally' converted & hidden above the bare minimum height drop ceiling was the entire garage door & mechanicals for it so I assume the down track rails were buried behind the new window trim.

Because you are not rebuilding the structure (the condo association is most likely responsible for that) the amount of coverage you need will be much less than the market price of the condo.I don't recommend estimating the insured value with a "20%" valuation, but for you to actually come up with construction costs to replace the kitchen, bath, trim, doors carpet, etc.

You'll have to add up the costs(Home removal, road re pavings, water and sewer inspection/repairs, connection upgrades, tree trimming, home purchases, OpEx, CapEx ect) and compare that you your expected cash inflows ( from either selling the homes and collecting lot rent or renting out the homes.
