Looking for gut rehab mentors
Hello,
This is my first project that needed gut renovation, and I am seeking mentors in Hudson county NJ to learn more about renovation and permit processes and ofc network.
Currently, gutting the whole house to the stud and have architectural drawings ready. I need some guidance please and info about renovation, things like ex: im not sure if electrician should do the job first or plumber or hvac etc. If anyone has done gut renovation and does not mind sharing experience and knowledge, please let me know. If there is local mentorship programs about renovations, then Im interested too.
About me:
My name is Russ and I started brrrr strategy in 2021 and have experience with very minor repairs/replacements etc. My niche market is either Jersey city or Weehawken where I purchase the property and rent out. I have learnt a lot of things during the past couple of years in terms of what/how/where to purchase the property and renting out, however, I lack the info about renovation part which Im trying to learn.
Open to network with local likeminded folks.

Until you have at least a half dozen of these under your belt, it's best to hire a General Contractor and let them run the job and the subs. You are going to spend way more in time and money while you 'learn on the job'.....you can't afford to lose that much money in the Flip or BRRR business, or especially in the rental business where the materials and finishes are lower in quality and value.
Yes, a good GC will charge you 20-30% over his costs, but he is bringing in subs at a lower cost than you can get them...and he knows they're reliable.
You just tell him exactly what you want - up front - and sit back and watch and learn. Don't change anything after he starts... :-)
