I suspect you'll find higher concentrations of them inside, or near Interstate 285 (aka "The Perimeter"), the highway encircling the city.Due to high property values and scarcity of small multi-family properties this size in Alpharetta, I may suggest keeping an eye on the Alpharetta market but expect to need to look closer into the metro area...especially if you are leveraging property managers and not self-managing your Alpharetta properties.

Agree with the above, concentrate on a CRE only firm or a large team that only does CRE.It is very difficult to earn trust from clients in commercial real estate. 

Just saw an article in the WSJ this weekend that many banks have curtailed HELOC loans as they're concentrating on refinance loans.

Allowing you to concentrate on building and having that realtor / team concentrate on selling your volume of houses you will be building. 

The crime is very concentrated in certain areas you simply avoid, unless you are Derrick Craig who seems to make the hood profitable.

If the property is aggressively priced, you'll likely see the offers concentrated in the same range far below the asking price.
