Non-QM pairs "uncalculated" DTI with higher FICO scores and larger down payments (we don't know DTI [lots of these folks are self employed and get 'creative' when reporting income to to the IRS, so the tax forms are unreliable {that's why they need non-QM to begin with!}

Looking to purchase my first property and came across a pair of duplexes with 2/1 in each unit.It’s fully occupied with long term tenants (currently $300/m - market is $600+) and cash flows nicely once the rents are up to market.Only concern is that the units are smaller (600sqft) compared to other homes in the area - typical 2/1 is around 7~800sqft.Would you be concerned about that?
