Small 600sqft 2bedroom - disadvantage?

Hello BP!

Looking to purchase my first property and came across a pair of duplexes with 2/1 in each unit.

It’s fully occupied with long term tenants (currently $300/m - market is $600+) and cash flows nicely once the rents are up to market.

Only concern is that the units are smaller (600sqft) compared to other homes in the area - typical 2/1 is around 7~800sqft.

Would you be concerned about that? Think it might be harder to rent out down the road.

Thanks!
