Also keep in mind that Fall is slow season for many places (cities, beach towns, ski resorts) so many college towns are CRUSHING them in Airbnb revenue each fall. 

When you understand the growth of an area you can determine what may likely become commercial or where zoning may change and that can either boost your value or crush it, depending on how you play that game.

A more practical solution may be one of the out of the box solutions but for what we were trying to do, Access crushes it for us.

There a few great areas, this one isn’t crushing it by any means, but has seen 25% population growth at least in 17 yrs, nearly double in property value, decrease in crime, less than average home owners, and a few large employers, and close to an interstate and University.

It was totaled, but the roof did not crush and nobody was seriously hurt.In my book the early XB is affordable, gets good gas mileage, has a ridiculous amount of interior cargo space and is safe in a major accident.

If the pads need to be rebuilt, consider crushed concrete.
