CRM for Mobile Home Park investors

What CRM software do you use for mobile home park deals? Can you please explain why do you like it or not?

At this moment, I use a spreadsheet and try to track as best as I can direct mail campaigns, returned mail, calls, follow up calls and etc. However, It time-consuming. 

I know many people on BP use Podio.

I believe I found what I need. It was right under my nose. I use Smartsheet to manage projects at my full-time job. It is "excel on steroids" and has the capability to keep track of all conversations. It is simple and user friendly.
