Net worth and even useful net worth are cool to talk about and they do have their uses, but at a certain point tracking and measuring it becomes a self licking ice cream cone. 

Didn't keep me from investing in real estate.And believe it or not, neither did the five existing books of George RR Martin's A Song of Ice and Fire, or the complete works of JRR Tolkien...

Appreciation may or may not happen over the long term, but that is just icing on the cake. 

Any appreciation above the typical San Diego appreciation would be icing on the cake.

Although in this case the unit is having increasingly more problems (they mention it at each semi-annual maintenance), and in fact last night the tenant alerted me to the fact the unit was not blowing cold air and there was ice on the attic unit lines.
