As an agent, I never want to get that call...As an agent, I knock on the front door before unlocking it for a showing, and if there is no answer, I unlock it, then announce myself before stepping inside.

Nine times out of ten, when we assumed management from an owner who was friendly with the tenants, the ship was not at all tight.If you purchased the property with an entity, write the introductory letter on the company letterhead announcing that you have taken over management of the property.

One thing that only two investors I know are aware of is that the homeowner can show up at the foreclosure sale, and before the auction is announced, go to the auctioneer and request a 24 hour postponement.
