As an agent, I never want to get that call...As an agent, I knock on the front door before unlocking it for a showing, and if there is no answer, I unlock it, then announce myself before stepping inside.

A big local developer just announced plans for a 27-story student housing project yesterday.Your project sounds good and I hope it works, just wanted to make you aware.  

Nine times out of ten, when we assumed management from an owner who was friendly with the tenants, the ship was not at all tight.If you purchased the property with an entity, write the introductory letter on the company letterhead announcing that you have taken over management of the property.

Not that I am going to announce that to HOA, however, they oversee everything and I am mot sure this can become a problem.

One thing that only two investors I know are aware of is that the homeowner can show up at the foreclosure sale, and before the auction is announced, go to the auctioneer and request a 24 hour postponement.
