Prices have gone up over there some, and it’s still very inexpensive.

The upside is better ROI's than in pretty neighborhoods and because homes are inexpensive here we can own more which spreads our risk over a larger number of houses. 

That being said there is a pretty steady stream of fixer upper inventory in EPA/RWC but with construction costs, expanded timelines and new retrofit codes there is an increasing $$ barrier to entry- Good for buyers that have the capital to reno and are aware of costs/timelines, not as good for those that are budgeting a quick, inexpensive reno.

After points and everything, gets REAL expensive for an inexpensive property.

Low Income affordable housing - tend to be rougher on the units, they get a basic 1 tone paint, inexpensive flooring package, no disposal or ice maker or dishwasher - Deep Clean and Safety is my concern. 

America can be inexpensive .  

But to get you started, a few inexpensive items you can implement to improve the park quickly - create good rules and regulations for the park and enforce the "No Pay, No Stay" policy; improve the road frontage with a white 3 rail fence and new sign; do not allow dangerous breed dogs.After that, find the money for MHU Boot Camp and attend :)

If you can find friends or family that will provide inexpensive funds to buy and hold take advantage of it.
