Look under the sinks for leaks, caulking around the tub, toilet leaking, dishwasher, fridge age, washer and dryer age/working, etc... and make the repairs.  

Added value to this deal by updating the countertops in the kitchen, new fridge and range hood, new paint on the cabinets, fixed and cleaned single pane windows.

The only way I could add value to that place is to finish the basement to add more sqft to the property. the 727 place, had the updated floors, but the kitchen hadn't been touched appliances were pretty old  (this side didn't have washer/dryer appliances, could use new fridge / dishwasher.)

We have a single family house in SCS Mi - When we purchased the house it came with the following appliances, Fridge, dishwasher, oven, washer, dryer. we rented the house with these appliances and now the washer is broken - who is responsible for repairs and replacement appliances?

They can all charge cell phones or other essentials in the hallway but no fridges. 

It's the number 1 thing that breaks on fridges. 

Stove, Fridge, MW, DW, Range Hood (If any), etc.

Although they get a checklist they often don't look at it and I am still waiting on a tenant who will clean under stove, fridge, or baseboard heaters. 

After some of the other posts I've been reading lately, you might consider putting all the "amenity" appliances in an "as is" category (including the fridge, btw).

The fridge and freezer still work.
