Does anyone have any idea how to compose an offer letter and then send it out with a link to a URL?

I composed an offer letter for my real estate agent to send out and it included pictures of my wife and our new baby. 

Imagine a college type party house with music, lots of people, more than likely some alcohol etc...in a neighborhood with elderly people across the street and a generally quiet neighborhood.
