As a hard money lender in Miami, I personally believe that South Florida will not lose their values since it is a much desired destination to live.

It is truly a vacation destination with a long season that really only has two down months (Jan-Feb).

There is a property I am researching... a 10 room Inn on Grand Manan Island off the coast of Maine.Because it is a "summer" destination only, and a hour and a half ferry ride, real estate is cheap there and this Inn can be had for under $400K.

Although now I would not say that, but instead take them on vacation and not explain why until we reached our destination then show them the check and quietly explain to them that it was their negativeness that was my motivation, and that this trip was to thank them for being what they were.
