I never had to carry out this plan when I was managing, but that was my plan.Also, if the breed of the animal will cause you hardship, because it's not allowed by your insurance, you can deny based on financial hardship, too.

If the dog appears to be a breed that your insurance company will not cover, you can require the applicant to have the dog DNA tested, in order to verify that it will not be a financial hardship for you to allow them to move in with a dog that could cause you to lose your insurance.You don't have to allow a reasonable accommodation request that will cause you financial hardship.

Because most larger breeds are bred for a purpose...a "job" so to speak, which often means they housebreak and are better trained / behaved than most small dogs who are often treated as "babies" with no rules whatsoever.

For higher rent, maybe add some amenities - washer/dryer, hardwood floors (or laminate), allow dogs or large breed dogs except for a restricted breed list.
