It was listed at 30KI offered 10K cash total, 10K earnest money, as is, where isThey countered with 20K cash, but would also be willing to do some owner financingI then countered with a triple simultaneous offer:1) $ 20,000 purchase price, all owner financed - 10% interest only payments - 5 year balloon2) $ 15,000 purchase price, 5K down, 10K owner financed,payments based on 30 year ammortization at 10%, with 5 year balloon3) $ 12,000 all cashThey countered with1) 20,000 purchase price, 10,000 down, 10,000 @ 10%, 200 per month and 48 month balloon2) 15,000 all cash now.I took 15K cash, which was my initial goal anyway ;-)1 would have been more attractive for someone who is looking for total price, but not really needing the money now. 2 is a combination3 is for the person that is really looking for cash now and is willing to take less, in order to get money right now.

My only additional expense is cable/internet and insurance which run about $150/mo total.I net around $1,200 per month on this little thing and the demand in this area would allow for dozens more without sacrificing occupancy.Sorry for the long post... long story short, how would you find a turnkey investor who would be willing to buy properties and rent them to me long term (possibly even triple net)?

I doubt the auctioneer can give you any advice since his or her job is to encourage more bids, therefore higher prices.I hope you researched the title and liens on this property and triple check the pin numbers before bidding. if I were you, contact the da office again to verify, then start calling on mortgage brokers and hml.

I have a friend who owns a laundromat and he stated that his water bill has nearly tripled over the last few years (I think they are raising prices to pay for the massive project underway to completely re-do the storm drainage system in the whole city.)
