Looking for investment properties to complete 1031 like kind exchange

I invest primarliy in Northern VA but have a property in Golden Colorado. Since I have a time deadline to designate replacement properties, I want to locate good investment deals. Right now, I am only invested in residential properties. Anyone have ideas on where I can find such properties?

@Frank Rooney I had great response from direct mail mailer to a target area of non-owner occupied properties telling them I had 1031 exchange. Everyone knows you are under the gun so it moves them to call. I found several deals from mailing about 6,000 pieces out.
