With many investors investing in the same high cash flow markets (indy, memphis, dallas, jax, etc) if there is a downturn, there's super limited exit options without getting crushed. 

Indeed, it looks more and more that the only way the FED can conquer the completely out-of-hand inflation is by crushing the US housing market, notwithstanding the fact that STRs are becoming less and less profitable in the US as everybody and their mother transforming LTRs unprofitable at higher interest rates into STRs, not to mention the increasing regulations that don't exist in Mexico, Central America and the Caribbean.Some food four thought to be sure!

But you don't want to base your investment on the assumption that prices will continue to increase (i.e. the 2008 crush).

Behind schedule and crushed the budget, currently $10,000 over with about $8,000 left to spend.  

Then he calls back and says, actually the sewer line has been crushed around where the sidewalk was installed. 

I am only half kidding as she is amazing and does really crush it. 

My opinion is based on watching countless new investors come in with dreams of being successful only to have them crushed by well intentioned but impractical advice. 

What I constantly find myself thinking is ‘man if this was my full time job I’d be crushing it’.
