Try to have the mindset of a hotel manager at a luxury hotel or a top airline; very friendly and polite, but the rules are the rules.We have to re-trail our new tenants often, because they come with some "bad behaviors" from a previous bad landlord.

It gets a bit awkward because it is normally due to one tenant's behavior and the other doesn't want to be penalized, but it works out.

Evictions don't fall from the sky...they didn't "forget to pay on time and get evicted"...they ignored MANY messages, letters, court proceedings and didn't care enough to leave....borderline sociopathic behavior....unless it was some kind of co-signed and didn't live there eviction (stupid but possible) then NO FREAKING WAY EVER.....well.....unless maybe they were 20 and now are 40....EVEREVEREVVVVVVVERRR!

Approaches considered...1) agree with earlier comments for M2M and entire rent together one check which forces good “team” behavior. 2) charge a risk deposit for said individual based on past collections behavior-check maximum allowable by your locality. 3) my approach was to ensure 2 of 3 could carry expense load of apartment using rental criteria and evaluation from “TransUnion Smartmove”.
