With that I will stay away from trying to catch smoke and label "whats best" and instead keep to the simple of pointing out some poisonous ones.The 1st simple on is yes, you NEED an entity of some kind, doing business without a company structure of some kind is literally gambling with everything you have ever amassed because it is all available for the taking.

Be authentic, leverage someone that has a lot of experience doing solid deals and develop your credibility off their good deals.  

Unless they are turn-key costs, I wouldn't gamble especially at that price point.

Also suspicious that this agents wife also worked for B******** H*******, maybe they work as a team but his foreclosure, questionable and authenticity of his online reviews concern me as a buyer.

A distressed 6 bed 3 bath sounds like a big project and big gamble.

Demand in San Tan Valley and Maricopa are strong today with Coolidge being a little more of a gamble based on growth projections etc.

I guess you can gamble that you can get away with it but that's at your peril.
