It's possible to have a TIN - Taxpayer Identification Number - issued by the IRS.

We'd really like to be in Crystal River/Homosassa area but that isn't panning out with our numbers.

It's proving tricky to evaluate properties long-distance but I feel it'll pan out.

I have had a couple fires in the kitchen because they left the pan of grease on the stove...a couple of big, fat, drunk guys have broken the toilets etc. etc.

Of course there have been situations over time where people have been screwed by them or the properties haven't panned out as advertised, but there are also easy ways to mitigate a lot of the risk and if you do that (like identifying good markets, good turnkey providers, etc.) and then understand how to manage a manager, you'll be in a good spot to keep any risk or losses minimal.

Eviction is a very time consuming process if she doesn't pan out.

There is a map scouting tool so you can just pan over different areas and look at what is for sale, or you can zoom closer and see recent sales near a property you're analyzing.

You have the whole shower pan/curb/drain issues to deal with.
