Of course there have been situations over time where people have been screwed by them or the properties haven't panned out as advertised, but there are also easy ways to mitigate a lot of the risk and if you do that (like identifying good markets, good turnkey providers, etc.) and then understand how to manage a manager, you'll be in a good spot to keep any risk or losses minimal.

There is a map scouting tool so you can just pan over different areas and look at what is for sale, or you can zoom closer and see recent sales near a property you're analyzing.
