Like I said, I've been researching this for a while and I'm ready to make a move, and my move does not hinge on this exclusively of course, but I am very curious about this aspect of the rental property dynamic. 

It's a powerful tool for real estate investors; but also crucial to our economy as a whole.It’s something economists spend considerable resources tracking & attempting to adjust on federal and state government levels; but this dynamic is often better demonstrated on city/town levels simply because the results are more readily seen.Let's take for example a small town that needs a traffic light; but can only afford a stop sign.

Here in Orlando in particular the city's website isn't really user friendly and even finding the list of upcoming sales and what the property addresses are is sort of intricate.

I am not sure about the exact dynamics of the Roanoke market but I have visited the Star City on numerous occasions and Roanoke seems to be up and coming. 

It has been quite dynamic.  

The dynamics of your local market (especially if you live in an urban area)What was the biggest mistake or worst deal you ever made?

Afterall, I'm not planning on retiring tomorrow, so I'll need something to do in 3 months anyway.I'd be very interested to see the dynamics between short sales and foreclosures.

I am a broker - will put that out there right in front- in this market pricing is changing dynamically.

Might be smoother with another team or a less intricate refi or purchase, but i will never use them again.
