I made the decision to accept this cost as it'd give me ample time to clean up the unit and have it 100% for their move-in and because the estimated timeframe of around 4-5 months at above market rates would make up for it.

It might cost a little more upfront, but think about the money you're already saving and the value you're creating in the long run. 

It will cost a little money up front but well worth it in the case that anything is disputed in the future.

So for me that was just useless.If you feel comfortable getting the advise of a CPA that would not cost as much as that person doing your taxes, then that may be the route to go and you can still input your figures to Turbo Tax.

If you're using a gross income projection, then simply deduct the cleaning cost as an expense, like you said - that would work fine. 

I know, buying a house for a family in a cul-de-sac of a respectable neighborhood is gonna cost a lot of money.

RW's syndication is ridiculous, it would cost a person insane $ to try and match it, it's something in the hundreds of sites.
