I have a similar situation with plentiful. low cost land and several mobile home dealers in the area.

Then anyone else who wanted to live there could subtract all your profit and flipping costs and bid that much more.This is similar to when people go to an auction and complain about dealers bidding up the prices  the dealer can only stop you from getting a steal, they can’t pay more than an end user as they need to make a profit at a higher price  a flipper pays the least for any property, a landlord pays more, a STR landlord pays more, and an owner occupant pays the most, especially if they can do the work themselves  

I'm moving to Palm Springs, CA (I'm a blackjack dealer) and was considering buying a place instead of renting.

If you choose, you can elect to have it taxed as a corporation going forward.It hasn't been discussed yet, but as a flipper you (meaning the entity doing the flips) are considered to be a "dealer".

There are six section 8 units down the street from us; 5 of those units are quiet, hard-working adults with young kids who behave BUT ONE unit has a family of the stereotypical section 8 tenants - they let everyone stay with them, there is trash all over their yard all the time, they usually have broken doors and furniture in front of the unit on a semi-weekly basis, and they even allow drug dealers to use their yard/corner for dealing. 

Practicing Real Estate without a license is little different from practicing Law without a license, renovating someone's home without a proper Contractor license, or fixing and flipping cars without a Dealer's license.

Most Lonnie Dealers, just get the title from the seller, and then assign it to your buyer and placing your lien.

Congrats, I bet it was easier than you thought it would be, when i too mine 10 yeas ago, i couldn't figure out how anyone failed, make some commission,  and stack the cash so you can invest, learn and use the tools,  just know, you are now a Professional Dealer in the eyes of the IRS, get a good CPA to limit your tax implications, and plan plan plan.
