Buying a property in Palm Springs, CA area

Hi guys, I'm new to BP and I'm learning about real estate investing. I'm moving to Palm Springs, CA (I'm a blackjack dealer) and was considering buying a place instead of renting. I'm looking for 2ba/2br and I've found couple mobile homes for around and under 30k which seems too good to be true. Some of them were part of the country clubs and included in the fees were country club memberships and along with other fees they come up to around $ 400/month (I found them on realtor.com) My question is, are there any other hidden fees or any reasons why I should keep away from those properties or is it fairly normal in Palm Springs area? Thank you
