I also invested in a portable WIFI from sprint and I take my laptop to work with me.  

Just a thought- there are "portable" dishwashers- they come on wheels and you hook the water and drain up at the sink and wheel them away when you aren't using them.

Attend the local/closet REIA group in your area.  

A closet is also required as for any bedrooms. 

Do you have to run new HVAC, and if so, is there space to add the new ductwork (a closet perhaps)?

Hard living was the term used by our insurance company; entire house carpet had to be replaced (see image and imagine 1700 sq feet of that), walls & doors were used as children's personal canvas which resulted in repainting & staining of entire house, closet doors were off &/or damaged, siding was hanging off of the outside of the house in several places, thermostat removed, gas meter removed due to illegal gas consumption, drawer/door hardware missing or damaged, damage to garage doors, etc.

Or they didn't have enough clearance somewhere and have to reframe a closet or wall.

I have some offers out for apartments that need some cosmetic updating (tile flooring updates, kitchen/bathroom countertop updates, and some handiwork - replacing doors and closet doors, etc.).

The closet hinge was broken when I moved in".

I do use it in upstairs closets in the units where I still use carpet in the bedrooms so changing out the carpet is easier and less costly when necessary.
