Think cafeteria food that's made for 100's versus a dish that is made to order for folks in a small group.

Also, it's very easy to start feeling sorry for people having to dish out money for application fees every time they apply for a rental home.

Also, when the pest control pro goes on site I have them take pictures and identify all of the contributing factors ... in my case, the tenants lived like pigs, there was trash on the floors, dirty dishes with food in the sink, etc. ... gee, I wonder why they were getting cockroaches?!?

In our area there is a weird rule where if they dont have cable TV they are allowed to put up ugly dishes for sat TV on the building... so well worth the cost!

For those who rent their residential properties mid term (30 days - 6 months), do you do so unfurnished, partially furnished (basic furniture but not towels, linens. dishes, etc, or fully furnished?  

I do this to try to motivate them to not be ridiculous with water use (like letting the water run to brush your teeth or when you wash dishes, or take long showers that empty the hot water tank, etc)In all my leases, I have a clause that says all appliances on the property are left as a curtesy, and if they break, either the tenant needs to fix them or buy their own.

Roommates are free to use the whole kitchen, dishes, etc.

The rest being linens, dishes, flatware, etc. 

My vote for best pizza (non deep dish) is Spacca Napoli if you haven't gone yet. 

I had my parents show them the townhouse during which they communicated a couple minor repairs that were needed such as a faulty dish washer.
