Either way unless you have been developing projects of this size you may be just spinning your wheels. 

First I went and got the Mercedes CLS550 with the custom 20" Lexani wheels, then I later traded up to the Maserati Quattroporte (which is a beast of a vehicle by the way).  

I echo Ryan's comment on AMI, they have been great to work with in the past and they understand real estate investment construction (where to spend money for return, where to save, and what finished are durable for renters).

Unfortunately it's the squeaky wheel that gets the grease.

They may not cover local issues, but are great to get the wheels turning in where to  look next to grow.

He has same tenants for 6 years and place is in good condition, carpet is done going to put some kind of durable foor.

I would also check the quality of the screening material, as some are more durable than others.

I have been involved in releasing government liens on many occasions to complete sales but this scenario is outside of my wheel house.

At least partially, but the bath could have a roll-in shower, handles, sans the turn radios for a wheel chair unless I open the door to the living room.
