Section 8 Apartment Feedback

Hi there,

I have an unit under renovation and would like to approach section 8.  This unit is located in a mostly Hispanic area, plenty of families, and with considerable but acceptable crime rates. It's South Lawndale.

New bath, new kitchen, stainless steel, quartz, refinished floors, parking pad, can lights, LED, new blinds, some new windows, curb appeal, etc.

The layout is attached.

Can you recommend any contacts to get section 8 tenants? I read sometimes they need partial relocation due to renovations.

I could make the second bedroom (85 sf) much larger by incorporating the Pantry (24.7 SF) into it. Total 109 SF.  As you can see, they are not large, but I hope the bath and kitchen will promote retention.

Also, this particular unit is at grade. So I could make it ADA compliant (ish). At least partially, but the bath could have a roll-in shower, handles, sans the turn radios for a wheel chair unless I open the door to the living room.

Any help will be greatly appreciated.

Thanks!

Frank
