Based on feedback from other hosts I will probably add a TV in the living room and portable air conditioning in the bedroom this Spring.I am very careful not to allow long stays because I want families that are vacationing -- not homeless people who seek to establish residency.

Then I have an appraisal conducted with a floor plan that dictates a full build-out of the same space to create offices with kitchenettes, bathrooms, storage closets, etc. then should the 2nd appraisal still reflect a 9.0% cap rate or can the cap rate be lowered by the build-out?

This tenant recently sold her brand new home and is now living in my 1,000 sq ft home built in 1950 and she bombards me daily with complaints about things being old and gross (literally), even asking us to replace all of the electrical outlets and build regular closet doors (ours are floor to ceiling metal doors).

Plumbing bag.Then I have all of the other tools grouped together in plastic totes(flooring, carpentry, electrical, plumbing, closet shelving, painting).

I typically just remove them, add a bit more lighting to the "closet washer/dryer area" (usually what's in those kinda closets) and bob's your uncle.

Their head construction guy, who was supposed to assess cost of repairs based on the report previously mentioned, told us everything he was seeing was water damage that had never been properly repaired, and he found mold in the closet next to the AC and in the air vents.

I actually put pictures up on the walls, hangers in the closets, outdoor grill, everything I could think of.
