I really like Irvington and the area south of Butler.

Here in Ohio, especially Butler county, the courts DO NOT PLAY.

Find other local investors you can learn from who will also give you good referrals.The one thing I'd add is to read the Tuners' book on managing rental properties from BP press as well as "Landlording on Autopilot" by Mike Butler.
