Hello,

My name is Spencer Miller. I am very new to the bigger pocket forum, in fact this is my first interaction in the forums. I have been listening to the podcast for about a year now, and recently just finished Brandon's book on Rental Property Investing. I am from Grand Rapids, MI and this is where our first investment property is being purchased. We are closing on our first duplex next week 9/2/2020 and are extremely excited but nervous to get started. We are taking over the property vacant and are looking to put a little money into some quick updates in order to get it back on the market (carpets, pain) We do own our primary residence so both units will be rented to cash flow. We are going to be using a property management company since my wife and I both work full time 40-50+ hrs. a week. We have a good recommendation from other real estate investors in the area, which I'm excited about. I am curious if anyone has some advice we could benefit from. If you were able to go back and talk to your self during your first deal, what advice would you give yourself and is there something you wish you would have known during that first process? Any other info you would like to share would be greatly appreciated!
