You could deploy your saved capital for renovations or other purchases down the line.

If you were a doctor with a high income, maybe you'd want to deploy capital that has little to no return now in exchange for high clash flow in 15 years (ie when they with to retire).  

And there are strategies that can be intelligently deployed to make money in either case.

These are good reminders that cash ready to be deployed is a huge competitive advantage.

Going VA first, then conventional second is definitely a solution to this, but I feel like the reverse would be a smarter way to deploy my capital.
